The crawl space is one area of the house that most homeowners don’t think about. It can be dark, musty and for most people it is just a little bit creepy.
Water Damage, Dry Rot
Homes with vented crawl spaces can be a disaster waiting to happen. The humidity and dampness of the pacific NW air can wreak havoc on the space under your house, and the vents that are supposed to help keep it dry are actually making the problem worse by bringing in additional moisture. Your Crawl Space can quickly become a nasty, and smelly area with dry rot and decay.
Your crawl space is an important part of your house where heating ducts, plumbing and electrical wires are vulnerable and keeping it clean is critically important since up to 40% or more of the air that we breathe in our home, originates from there.
Rodents, Rats, Mice and other Critters Love Your Crawl Space
Your home’s crawl space is not an inviting place to you, but rodents, raccoon’s and all kinds of other pests, love it. The main problem is that while it provides warmth, shelter and safety for rodents and other pests, over time they can cause significant damage to your single most important investment, your home!!!
We can turn your crawl space into a dry, clean, and healthy area. By repairing & protecting your crawl space you will be improving indoor air quality and making your home more energy efficient.
When we do a pest inspection, and find damage to your crawl space, we may recommend getting a crawl space restoration performed.
What Is Crawl Space Repair & Restoration?
A crawl space repair & restoration is just what it sounds like. We will remove contaminated insulation, vapor barrier, and any debris. Where there is damage from pests or animals, we will either repair or in some cases, if severe damage has occurred, recommend a contractor. We will disinfect the crawlspace, repair damage, seal up any entry points and start the process of decontamination of those affected areas. We then install new insulation, new vapor barrier and ensure that an aggressive rodent program is in place to prevent future problems from rodents. It is a grueling job that is extremely labor intensive, dirty and tiresome work, but you can take comfort in knowing that Mathis has the right individuals who understand the process and what it takes to ensure your home stays rodent free.
Do I need Crawl Space Repair & Restoration?
Crawl space repair & restoration is necessary when the space becomes contaminated to a point where it is creating an unhealthy environment in the rest of the home. This is typically caused by rodents or nuisance wildlife nesting in the area and leaving behind urine and feces.

The air quality in your home can be affected by the condition of your crawlspace. When your crawlspace is moist, moldy, has dry rot, or rodents the air quality in your home will likely suffer.
One Solution may be Crawlspace Encapsulation.
Crawlspace Encapsulation in the Pacific NW may or may not be needed or necessary. We will be happy to advise you on the pros and cons as well as give you information about whether you need to completely seal your crawlspace. If you need Crawlspace Encapsulation we can completely isolate the crawl space from the ground and the outside air, and include it in the building envelope as a conditioned area. That process involves lining the floor and walls with a vapor barrier with a built in antimicrobial layer to keep mold from growing in the treated area.
Then we close and seal the crawl space vents to prevent exterior moisture from entering the crawl space, and cold air from making your floors and rooms upstairs cold and drafty during the winter.
Rats, Mice and other rodents are abundant in the Puget Sound area and can carry diseases and parasites.
In their relentless search for food and habitation, rodents invade crawlspaces causing contamination and damage to insulation, heating ducts and the surrounding structure. After we repair your crawlspace we want to keep your new crawl space free of rodent, rats and mice, and protect against damage caused by rats and mice coming back into your crawl space.
Exclusion services includes identifying possible entry points and using a steel and copper mesh in those areas, especially around access doors and vents. Professional exclusion measures are important for ensuring your own peace of mind, and protecting your investment.
